New duplexes, housing proposed for Denair

A proposed housing project would bring up to 20 new dwellings units to 4800 Kersey Rd. in Denair, between North Gratton Road and Story Road (ANGELINA MARTIN/The Journal).

Denair residents will have a chance to weigh in on a potential housing development planned for their community during an upcoming Stanislaus County Board of Supervisors meeting.

A public hearing has been set for 6:30 p.m. during the Board’s Aug. 17 meeting for a project which would bring up to 20 new dwellings units to 4800 Kersey Rd. in Denair, between North Gratton Road and Story Road. Prior to going before the Board of Supervisors, the project will be considered by the County Planning Commission on Aug. 5.

Approval from both the Commission and Board would grant an amendment to the General Plan Designation and Denair Community Plan Designation, changing the property from Low-Density Residential to Medium-Density Residential and the Zoning Designation from Rural Residential to Planned Development. Approval would also allow for the property to be subdivided into three separate parcels. 

A single-family dwelling already sits on the existing 1.32-acre parcel, which would become part of the newly-created, 13,615 square foot proposed parcel three. A new single-family dwelling would be constructed on the 10,132 square foot parcel two, and the remaining 33,901 square feet would become parcel one, where applicant WPD Homes, Inc. of Chowchilla hopes to also build five new duplexes for a total of 10 dwelling units.

Parcels two and three also have the potential to be developed with up to five dwelling units each for a total of 20 home and duplex dwellings.

The potential new housing comes on the heels of recent development in Denair, including Malet Development’s two new subdivisions, the Palm Estates off Lester Road and Wenstrand Ranch on East Monte Vista Avenue.
